Vacation Rental Turnover Checklist for Hosts
By Wenatchee Home Cleaning

Short term rental cleaning is a different discipline from house cleaning. The window is fixed, the standard is photographic, and the result is published publicly by a stranger within a day. A host in Leavenworth or Chelan is not buying hours of labor, they are buying the certainty that the home is guest-ready before the next check-in. Here is what a real turnover covers and how to tell whether your cleaning partner is built for it.
The full turnover checklist
A turnover is a reset to a fixed standard, not a cleaning judged by how dirty the home was. Every item below happens every time, regardless of whether the last guests were tidy.
- Beds stripped, linens laundered or swapped, and beds remade to a consistent standard
- Mattress protectors checked for stains after every stay
- Bathrooms fully cleaned, fresh towels set out, and amenities restocked
- Shower glass and fixtures descaled so hard water spotting never shows in photos
- Kitchen reset: dishes handled and put away in their assigned places, refrigerator emptied of leftovers, counters, sink and appliance exteriors cleaned
- Coffee supplies, dish soap, sponges and paper goods restocked
- Living areas dusted, cushions straightened, remotes and chargers returned to place
- All floors vacuumed and mopped, including under beds and furniture edges
- Trash and recycling removed, bins relined, outside bins set out on the right day
- Windows, sliders and glass doors spot cleaned
- Deck, patio or entry swept, outdoor furniture wiped, hot tub area tidied
- Every room staged back to the listing photos so the home matches what guests booked
- Damage, stains, missing items or low inventory photographed and sent the same day
That last item matters more than hosts expect. Between guests, the cleaner is the only person who sees the property. A broken lamp, a ruined towel, a torn hot tub cover or a supply closet running low is only actionable if you learn about it in time to do something before the next arrival.
Why timing windows matter here
Most listings run an 11am checkout and a 3pm or 4pm check-in. That is a four hour window on paper and often less in practice, because guests leave late, roads are busy in season, and a cleaner working three properties that day has no slack. In Leavenworth and Chelan those windows get tighter exactly when the stakes are highest.
Leavenworth runs on events. Oktoberfest weekends and the Christmas lighting season fill the town, traffic on Highway 2 slows to a crawl, and every property in the valley turns over on the same afternoon. Chelan runs on summer. From June through Labor Day the lakefront books solid, Saturdays are near-universal changeover days, and parking near the lake alone can cost a cleaner twenty minutes.
The practical consequence is that a turnover partner has to plan the season, not the week. Hosts who share their calendar in advance get locked into a route before the peak weekends fill. Hosts who call on Friday for a Saturday turnover during Oktoberfest are competing for capacity that was committed months earlier.
What hosts should expect from a cleaning partner
- A written, property-specific checklist rather than a general idea of clean
- The same crew wherever possible, so the home is cleaned by people who know where things go
- Same-day photo reporting on damage, stains and missing items
- Restocking handled from an on-site supply closet you keep filled
- Honest answers about last-minute requests, including a no when capacity is genuinely gone
- Confirmation when the property is guest-ready, so you are not guessing at 3pm
- Advance blocking for known peak weekends, arranged before the season starts
The honest no is the one hosts undervalue. A cleaner who accepts every last-minute job is a cleaner who will eventually arrive at your property at 4:30pm with guests in the driveway. Reliability is worth more than flexibility in this business.
What hosts can do to make turnovers work
- Keep two or three full linen sets on site so beds can be remade immediately while laundry runs
- Maintain a stocked, labeled supply closet with a clear inventory
- Share your booking calendar and update it when bookings change
- Set realistic checkout and check-in times, and enforce the checkout
- Use a lockbox or smart lock with reliable access codes
- Keep a simple photo guide of how each room should look when staged
Cleanliness is the review category you control
Guests forgive a slow router and a firm mattress. They do not forgive hair in a drain or crumbs in a drawer. Cleanliness is the review category that most reliably drags a listing rating down, and unlike location or layout, it is entirely within your control. A consistent turnover process protects the rating you spent seasons building.

Frequently asked questions
Can you handle same-day turnovers between guests?
Yes. Same-day turnovers between an 11am checkout and a 3pm check-in are the normal rhythm for short term rentals here. Share your standard window and we build the schedule around it.
How far in advance should hosts book peak season turnovers?
Before the season starts. Summer in Chelan and Oktoberfest and Christmas lighting weekends in Leavenworth commit early. Hosts who share a calendar months ahead get locked into the route first.
Do you report damage left by guests?
Always, with photos, the same day and before the next guest arrives. That documentation is what makes a claim possible, so we flag damage, stains and missing items as soon as we find them.
